We preferred the 7th arrondissement, but during the 13 viewings they showed us that we could get much more apartment for our money if we considered - for example - the 17th. They were right of course, and during the 3 revisits the next day it became clear to us that we could get something very beautiful in a cozy, typical Parisian neighborhood.<\/p>\n<p>ParisScarabee advised us not to wait too long before making the decision, as a competing bid (below the asking price) had already been made. So, we took the plunge and made our offer. This happened in the car on the way to the Netherlands: Frank drove, Annemiek frantically filled in all the necessary forms and pressed 'send'. Less than half an hour later, she received a message from the selling agent that, 4 minutes after they had received our offer, they received a second, improved offer from the other candidates. First come, first served: our offer was forwarded to the owners, who had now meanwhile received a beautiful email from Annemiek indicating who we (the buyers) were and why we were so enthusiastic about their apartment. They had no choice but to accept our offer.<\/p>\n<p>\u2026.4 very important minutes...<\/p>\n<p>Thanks to perseverance and quick and efficient action, we became the owners of a traversant apartment, a \u201c4 pieces\u201d (4 rooms), with a petit restaurant underneath, a boulangerie next to us and a boucherie opposite us. Exactly that Parisian atmosphere that we were looking for.<\/p>\n<p>The entire process of promissory note and deed of sale was then supervised very expertly and in no time we had the keys in our hands. Back at the apartment we were introduced to the contractor recommended by Frank and Annemiek, who quickly looked at what needed to be done and also quickly submitted a quotation. This follow-up process was also initiated by Frank and Annemiek. They also established contacts with the owner\u2019s association of our building, ensured the correct housing insurance and arranged our subscriptions to electricity, water and so on. In short, an indispensable pair who, with a lot of flair and charm, but especially with professionalism and expertise, make the search through the French tangle of streets, formalities and bureaucracy a paved path. Not to mention the French legislation, with which I am entirely unfamiliar. I tried to find a Parisian real estate agent for a while, but that path was extremely frustrating, so I gave up. \"What now?\" I thought. I did a quick Google search and that's when I came across Annemiek and Frank, with their company ParisScarabee. Firstly, after a very pleasant introduction and discussing my requirements, they got to work. It felt good right from the start. What can we really add to all the previous reviews? In fact, nothing except to agree wholeheartedly that it's all true! What a great knowledge Annemiek and Frank have of the Parisian housing market and what a top service they offer. They helped and guided us fantastically in our search for an apartment in Paris.<\/p>\n<p>In 4 months from start to finish. And what we found with their indispensable help is a dream come true. The first meeting with Annemiek &amp; Frank took place at the end of January, followed by a personal meeting at our home in February to discuss our wishes in detail. We immediately noticed the enormous expertise in all matters involved. Not only extensive knowledge of the Parisian market, but also expertise with regard to the purchase process and the legal aspects, and also clearly very experienced with the French working methods of brokers and notaries. After this, a group app was started and the collaboration really got off to a flying start. In a dynamic communication, many possible \u201cbiens\u201d were exchanged and provided with expert commentary. This pre-selection resulted in a list of 12 objects that were all visited on an impressively intensive viewing day on March 11th. The second apartment eventually became the apartment of our choice and an offer was made in the evening. The final transfer did not take place until the end of July because things were still not in order in the cadastral register. All this was noticed by A&amp;F and then resolved with impressive persistence taking along the selling broker, VvE and notary. We could never have done this ourselves.<\/p>\n<p>The Paris housing market is a world in itself and expert guidance is, in our opinion, a requirement to be successful. We have experienced the guidance of A&amp;F as fantastic and it can best be described as total turn key, taking all burdens off of our shoulders. This allowed us to fully focus on the appearance and atmosphere of the visited apartments, including the environment. And that is very valuable because there is limited time available for viewings anyway. All important matters are clearly discussed in advance and then carried out quickly and efficiently. Despite the necessary speed, A&amp;F ensure that we have been in control of all decision moments ourselves. In this way, the purchase of an apartment in Paris simply becomes a party. A party with an afterparty because their involvement, commitment and enthusiasm does not stop at the signing of the deed at the notary. In our situation they are still active in contacts with the installer for the air conditioning and a few other matters. The first meeting with Annemiek in the sun on a terrace next to my house\u2026 a vital, well-listening and quickly understanding lady\u2026 an immediate good feeling\u2026 after a lot of research, a few months later, it turned out to be selling a house\u2026 first meeting with Frank\u2026. clear and straightforward, reliable and efficient\u2026 together Frank and Annemiek will arrange everything\u2026 first of all find the right real estate agent to sell my maison' atypique'\u2026 not easy to sell\u2026 request quotes\u2026 have photos taken\u2026 assess bids from buyers, recieve the interesting bidders, organize and deliver my Parisian mail, arrange all the required papers\u2026 [I am far from Paris]\u2026..then found a good buyer\u2026we are at the notary to sign the promesse de vente, i.e. the provisional deed of sale\u2026going in the right direction \u2026 but then\u2026 it turns out that most of my house doesn't exist\u2026 I hadn't lived in the air for 20 years, but in a real house\u2026?\u2026 and you can already see it on photos from 1911\u2026 but the land registry has it never seen before\u2026 Well Well\u2026 then a new completely different project started\u2026 association of owners, syndic, difficult neighbor\u2026 regularization\u2026 at this point they had to gear up and use all their talents\u2026 this was not possible on a routine basis, because it did not exist here\u2026 It became a journey of discovery for Frank and Annemiek where their perseverance, talent for improvisation, became fully visible\u2026 and always calm\u2026 friendly\u2026. but smart and alert\u2026 when an important letter had to be written in French, it was not the French real estate agent, not the French notary, but the Dutch Annemiek who did it, and perfectly\u2026. and when I was sometimes slow to respond due to busy work far from Paris, Annemiek always kept pressing gently without showing any displeasure or impatience\u2026 Well\u2026in short.. after much diplomacy and negotiation finally the meeting of the owners association copropri\u00e9t\u00e9\u2026. everyone stiff with nerves\u2026 this would make the sale stand or fall\u2026 it went well\u2026 thanks to you, Frank and Annemiek!!! Frank and Annemiek complement each other; one thinks of formal steps, costs or legal details, the other of location, a good cheese shop and what you would like to do in your apartment in 5 years time.
