Upon signature we will charge you a one-off expense allowance of 1000 Euro (excluding 20%  French VAT). Then, right away, we start our assistance to sell your flat in Paris! Do you ultimately decide not to sell your apartment? Then this expense allowance is all you pay. That period can be extended by 3 months each time. The amount includes all our preparations and preliminary exchanges. We will carefully select and brief 2 to 3 selling agents in Paris. We make sure the commission you pay them is reasonable. We also oversee the contractual part. We translate where necessary. And we make sure your flat stays top of mind. Here you find a <strong><a href=\"https:\/\/www.parisscarabee.nl\/en\/our-services\/\" target=\"_blank\" rel=\"noopener\">detailed description of our services.<\/a><\/strong><\/span><\/p>\n<p><span style=\"color: #000000;\">The one-off expense allowance also helps us to determine whether you, as a customer, are as seriously committed as we are to your mission to sell your real estate property in Paris. We deduct the one-off expense allowance from our final fee, that you pay once the keys of your property have been transferred to the new owner.<\/span><\/p>\n<h2>Your choice: percentage of the selling price or fixed amount<\/h2>\n<p><span style=\"color: #000000;\">You only pay us the final fee if you have actually sold your Paris apartment and handed over the keys to the buyer. This ultimately is the reward for our work. You can choose which pricing option you prefer.<\/span><\/p>\n<h3><span style=\"color: #000080;\">Option 1: percentage of the actual selling price<\/span><\/h3>\n<p><span style=\"color: #000000;\">If you chose this option, you pay us 4 to 5% of the final sale price (\"frais d'agence inclus, FAI\"). Our fee is a minimum of 25,000 Euros if the selling price of the apartment does not exceed 1 million Euros (FAI). For a sales price of more than 1 million Euros (FAI), we separately determine what is a reasonable percentage.<\/span><\/p>\n<h3><span style=\"color: #000080;\">Option 2: a fixed amount<\/span><\/h3>\n<p><span style=\"color: #000000;\">If you chose this option, we agree on a fixed amount in Euros. Whether you sell your apartment for a higher or a lower price, the amount in Euros that you pay us does not vary.<\/span><\/p>\n<h2>What do you pay if you decide not to sell your apartment in Paris?<\/h2>\n<p><span style=\"color: #000000;\">If you ultimately don\u2019t sell your apartment in Paris, despite all the effort and time we have put into assisting you, all you will have paid to us is the one-off expense allowance of 1000 Euro excluding VAT. Nothing more.
